For landlords, tenants & commercial
A flat roof can hold standing water, blistered membrane and blocked outlets for years — invisible from below, quietly working on your stock, your ceilings and your wiring. We give you the evidence: dated, annotated, ready for a budget, an insurer or a dilapidations file.
Why it matters
By the time water shows inside, the membrane has usually been failing for months — and on a let or a commercial unit, that's your stock, your tenant relationship and your repair bill all at once.

What we catch
Pitched or flat, single unit or a whole estate — one pass records what's failing and where.
What you get
An annotated PDF for landlords, insurers and dilapidations: every defect photographed, located and graded Red, Amber or Green, with a recommended action. Orthomosaic roof mapping available by arrangement for larger sites.

Pricing
A fixed price, confirmed before we fly. The more roofs you carry, the lower the per-building rate — and a recurring plan gives you a dated condition record that grows with the portfolio.
An external visual condition record — not a structural survey. Larger portfolios and estates are scoped per quote — Roof Watch covers year-on-year monitoring. Prices hold across our core patch in the North of England, the Borders and Scotland; further out, travel is priced into the quote.
How it works
Address and what you need it for — maintenance, a claim, or dilapidations. We check airspace and access.
Often under an hour for a single unit; a half-day for multi-building sites. Nobody up a ladder.
An annotated condition report, usually within five to seven working days, ready to budget from or put in a file.
Send us the site and a best number — we'll come back with a date and a fixed price.
